Moving to the Big Island, without the surprises.
Everything I walk relocating buyers through, in one place: the honest fit check, nine things that work differently here, how remote buying works, and data-driven guides to twelve areas.
Is the Big Island right for you?
The island is extraordinary, and it isn't for everyone. Notice which list sounds like you.
It tends to fit if…
- Your income travels with you: remote work, self-employment, or a plan you've already mapped out
- You'd take ocean and open sky over nightlife and malls
- You want a slower pace and time outdoors year-round
- You're comfortable carrying the true monthly cost of owning here
Slow down if you need…
- Big-city amenities and constant options
- Mainland prices and speed. Shipping, permits and service move slower here
- To buy before you've ever visited. Rent first if you can
- The flexibility to move again in a year or two
If the second list worries you, let's talk before you spend a dollar. Start a no-pressure conversation →
What to know before you fall for a listing.
Each one is checked against official sources, linked below.
Lava zones
USGS maps the island into nine lava-flow hazard zones, from Zone 1 (highest hazard: the summits and rift zones of Kīlauea and Mauna Loa) to Zone 9 (lowest: Kohala). Boundaries are approximate, so I look up the zone for every property.1
Zone drives coverage
Insurers price lava risk by zone. In Zones 1 and 2, private coverage can be hard to find, and many owners rely on the Hawaii Property Insurance Association (HPIA), the insurer of last resort. Get insurance quotes before you remove contingencies.2
Fee simple vs. leasehold
With fee simple you own the land. With leasehold you lease it for a set term, and Hawaiʻi rules require leasehold listings to say "leasehold" in the ad. If a price looks surprisingly low, check the tenure first.3
Cesspools & septic
State law (Act 125, HRS §342D-72) requires nearly every cesspool to be upgraded, converted, or connected to sewer before 2050. Hawaiʻi Island has roughly 50,000 of the state's cesspools, so we confirm the wastewater system and budget for it.4
County water vs. catchment
Some homes, especially upslope and rural ones, use rainwater catchment instead of county water. That changes upkeep and inspections, and it can affect financing. Confirm the source with your inspector and lender before you're committed.5
The true monthly cost
Hawaiʻi has the highest average residential electricity price in the U.S. It also has the lowest effective property-tax rate of any state. Budget for both, plus HOA or resort fees and insurance.6
Vacation-rental rules
County zoning rules (Ordinance 2018-114) limit where unhosted short-term rentals are allowed. Since Sept 1, 2026, hosted and unhosted rentals of 180 days or less must also register with the County, and more changes are pending. I verify zoning and HOA rules before any offer.7
Bringing pets
Hawaiʻi is rabies-free. To qualify for the 5-Day-or-Less program, dogs and cats need two rabies vaccinations, a microchip, and a passing OIE-FAVN blood test, followed by a 30-day wait that starts when the lab receives the sample. If you miss a step, quarantine can last up to 120 days. Start early.8
Healthcare & schools
On the west side, Kona Community Hospital (Kealakekua) and Queen's North Hawaiʻi Community Hospital (Waimea) both offer acute care. Options include public schools (Hawaiʻi DOE), public charter schools, and private schools. For college, there's UH Hilo and Hawaiʻi Community College, including its Pālamanui campus in North Kona.9
